BOOKING POLICY

Due to insurance/liability requirements, ALL RENTALS REQUIRE A SIGNED RENTAL AGREEMENT. After booking, Guest will be asked for their valid email address. Host will send a digital Rental Agreement to the booking Guest who must complete and sign the rental agreement within 48 hours of receipt, or immediately if check-in is within 14 days. Guest accepts full responsibility for fees imposed upon Host if Guest fails to sign the agreement within this timeframe and Host is forced to cancel the reservation.

Up to 2 dogs are allowed, however, Guest must disclose plans to bring a dog(s) at the time of booking. If a dog is discovered after arrival, the lessor will be charged a fee of $300. Otherwise, the dog fee is $30 per night and $150 per week. This fee will be requested and payment must be made in conjunction with the Electronically Signed Rental Agreement and Pet Addendum.

GENERAL RULES

1. 1. No cigarette smoking, e-cigarettes, or vaping in the house. Do not dispose of cigarette butts on the property.
   2. If you bring a dog you must collect, tightly bag, and dispose of all dog poop
   3. No parties are allowed in the home or on the property other than gatherings of registered guests.
   4. Guests assume all liability for injury incurred during their stay and any damage caused by any Guests (registered or not) while on the Host’s property. This includes, but is not limited to use of hot tubs or lakes/ponds and/or watercraft.
   5. Life vests are provided and Guests must wear a life vest at all times when using boats, kayaks, or canoes.
   6. The maximum number of overnight Guests is eight (8)
   7. The home may not be used for any commercial activity or for a professional photoshoot without express permission of the Host.
   8. All local and community laws must be obeyed.
   9. Cancellation policies are dictated by the booking platform and season of booking.
   10. The check-in time is 3:30PM on the day of arrival. Check-out is required by 11:00AM. Early arrival or late departures will incur a fee of $70 per hour unless pre-arranged.
   11. The minimum rental age is 25 years old at the time of booking

We recommend you consider purchasing vacation cancellation insurance. This is available from many resources.  We recommend (but are in no way affiliated with) a company called Play Travel Protection that offers Cancel for any Reason coverage when purchased 30+ days prior to check-in.

REGARDING LAKE NAOMI CLUB

Due to restrictions imposed by the Lake Naomi Club, we are only able to offer a limited number of temporary club memberships.  Please first inquire about a temporary membership by email or phone if that is of interest to you.

FRENCH WOODS CAMP WEEKENDS

Bed and breakfast stays booked for French Woods Festival performance weekends are not refundable after 24 hours of booking.
