We purchased the house on Lake Naomi in 2007. It was there our kids learned to ski and snowboard. We spent holidays on Lake Naomi with our extended family, and continue to enjoy the lake, especially in the fall when the colors are at their brightest. Our children are adults now and we love hosting them and their friends when they can get away from their busy lives in New York and Philadelphia. Since 2007 we have rented the house to hundreds of families, when we aren’t able to use it. We hope you will check out our 5-star reviews. Year after year, we continue to earn “Premier host” status on VRBO and “Super Host” status from Airbnb.

In order to rent French Woods Farmhouse or Lakeside on Lake Naomi, you must be over 25 years old. You will be required to sign a short-term rental agreement and provide a copy of your drivers license or other state issued ID.
French Woods Bed & Breakfast weekends are only offered to French Woods Festival of the Arts families and guests. We require your name, phone number, email address and 10% of the fee for your stay to hold your room (this payment is non-refundable). The balance is due 45 days prior to arrival.
The cancellation policy varies based upon the platform where you choose to book. On our own website,(orchardprops.com) we provide a 97% refund for booking cancelled more than 14 days prior to arrival. Within 14 days reservations are non-cancellable unless we are able to replace your booking with another. In that case a $250 fee applies. For Bed & Breakfast weekends, we require 10% upon booking which is non-refundable. The balance (due 45 days before check-in), is 100% refundable if we are able to find a replacement for your stay.
We welcome families of all types at both properties. Your kids will love swimming, fishing, playing ping pong, and games on the large lawns. Supervision is required for all water sports and to use the hot tubs.
At Lakeside on lake Naomi, you’ll find child safety gates at the top of all staircases and an additional one in the closet if you need it. There is a pack-and-play and a high chair available.
Sheets and towels are included with both rentals. At French Woods farmhouse you’ll find all beds made up with luxurious, clean sheets, blankets, pillows, and duvets. Bath and hand towels and washcloths are provided for 2 people in each bedroom.
At Lakeside on Lake Naomi, we have a service that delivers clean sheets and towels for 10 people. You will find these in bins on the front step when you arrive. Before departure, please strip beds and place all sheets and towels in the bins outside the front door. Each bed includes pillows, comforters with duvet covers and blankets.
Both houses are equipped with sheets, towels, spices, coffee (in several forms), paper napkins, paper towels, shampoo, conditioner, soaps, liquid hand soap, dish washing soap, laundry soap and toilet paper. Kitchens include plates, bowls, glassware, flatware, high-end cookware and appliances. Both houses include a hot tub and a ping pong table.
Both Lakeside on Lake Naomi and French Woods Farmhouse offer spaces for remote work and fast wi-fi. At Lake Naomi, you can set up your office in the sun porch which offers the quiet of a fully enclosed room to block out sounds from the main area of the house. At French Woods, you’ll find a dedicated desk and office chair with a wall-mounted TV in the office just off the kitchen.
Smoking of any kind is NOT ALLOWED inside the property or outside near any open windows. If the house smells like smoke you will be charged a minimum of $250 for smoke abatement. Smoking outside is permitted. Please DO NOT leave cigarette butts on the ground or on the floor of the patio.
We allow well-behaved pets to vacation with you.
Parties are permissible under certain conditions and require separate fees and security deposits. Please contact Bruce or Denise if you wish to host any people beyond those listed in the rental agreement.
The Lake Naomi Club at Lakeside on Lake Naomi in Pocono Pines, PA offers fabulous amenities including 2 outdoor pools, one indoor pool, a clubhouse, sailing lessons, tennis, pickleball, golf, kids camp, fitness and more. We are able to sponsor 4 families for temporary membership each summer and 2 families during off-season periods. If you are interested in a membership, please inquire with us about availability for your stay. It is not automatically included in your rental. Lake Naomi club temporary membership is available for an additional fee, beginning and ending on Saturdays. You can visit the Lake Naomi Club website to learn more.
We are located less than 1 mile from French Woods Festival of the Arts camp. During the first 4 family visitation and performance days, we provide a bed and breakfast for visiting families. Your stay will include dinner (tailored to your dietary needs) before first night performances as well as a full breakfast each morning. Please visit our camp page for more information. The French Woods Barn event space and the French Woods Barn vacation rental are separate entities and are not included with your Farmhouse rental. If you wish to utilize these spaces, please contact Bruce and Denise.
