Since 2022 we’ve been sharing this lovely property with travelers like you. We are pleased to have earned a 5-star rating from all of our previous guests. Our goal is for you to have a 5-star experience as well.

 

French Woods Farmhouse is located in the western Catskill Mountains, where the eastern and western branches of the Upper Delaware river meet. It is approximately 2 hours from NYC and 3 hours from Philadelphia, New Haven and Hartford.

About the Farmhouse

WHAT’S INCLUDED

The farmhouse offers 4 bedroom and 3 full bathrooms, comfortably accommodating eight people. For a tour of each bedroom, visit our youtube channel or view photos on our website. We invite you to relax in the large, sumptuous living room on the down-filled sectional sofa, a large comfortable dining room with a view of the back pasture, a fully stocked kitchen, home office, fast wi-fi, a washer and dryer, a wrap-around screened in porch with a handmade farm dining table for al fresco dining, and comfortable wicker chairs. The home features a large back patio for dining or gathering around the fire pit, an outdoor ping pong table and a hot tub that accommodates 6 people.


Guests are encouraged to enjoy the the hot tub, 2 fire pits (wood is provided), the lily pad pond and the swimming/fishing pond with a dock, Adirondack chairs, a rowboat and floating inner tubes. We hope you will explore all 12-acres of the property and visit the Delaware river, trails and many lovely towns nearby. Enjoy playing the games stored in our living room cabinet and read and keep books in our office library. Each of the 5 large televisions offers streaming and premium channels. 


Relax with all the comforts of a fine home – The bathrooms include plush towels, handmade soaps, premium shampoo and conditioner and plenty of toilet paper. Bedrooms include down comforters, Egyptian cotton sheets, an array of pillows and phone charging stations. In the kitchen you’ll find high end knives and cookware, a Vitamix blender, a toaster, spices, EVOO and many other cooking necessities. Coffee options include drip, french press, a Keurig coffee maker with pods, a Gaggia expresso machine and a Burr grinder for the Lavazza coffee beans. 

 

The farmhouse has radiant heat and central heating for cool months and air conditioning for the summer.

Well behaved dogs are welcome at French Woods Farmhouse. They love the property and the pond! If you
are bringing your dog, please let us know prior to your stay so we can set up the house to accommodate your furry friend.

HOW TO WORK VARIOUS THINGS

Locking & Unlocking the House

The front door has an electronic lock that will be active with a unique code that is operable at your expected time of arrival. The code will be the last 4 digits of the cell phone number belonging to the person who signed the rental agreement. To activate the lock, place your hand over the screen to “wake it up,” press the two random numbers that appear and then enter your four digit code.  You will hear the lock open. The house can be locked from the inside while you are in the house.  When you leave, simply wake up the lock as you did previousLy and press the lock symbol on the keypad. All of the other doors to the house have standard locks.  Please be sure they are locKed when you depart.

 

Heating & Air Conditioning

The house is automatically temperature controlled for your comfort.  If you find that you would prefer the temperature to be adjusted, call Bruce at 610-724-4080 and he can change the temperature remotely. You are welcome to use the portable AC unit in the living room.  There is a remote to the left of the patio door to operate this unit.

 

Gas Grills

There are 2 gas grills available for your convenience.  The primary grill is on the back patio. To operate it, open the gas tank knob and activate the controls on the grill to light.  It will be ready for cooking in about 10 minutes.  After you are finished, please scrape and burn off any residue from the grill and turn off the gas tank. If you should run out of gas, you can take the tank to TOPs grocery store in Hancock and exchange it for a filled one.  Please provide us with your receipt and we will reimburse you for the cost.

 

Trash Removal

Trash is collected on Wednesday morning, so we ask that you ensure that all trash is bagged and placed in the bear-proof can by Tuesday evening. UnforTunately our trash hauler does not collect recycling so it must be included with the regular trash.  Of course you are welcome to bag it and take it for your home recycling pick up.

 

Firepits

Feel free to use the wood that is inside the overhang behind the garage.  You will find matchsticks in the kitchen.  Please be sure the fire is fully extinguished (with water) before you retire for the evening or leave the house. Guests under 18 are not allowed to start or maintain fires.

 

Swimming

You are welcome to swim in the pond. Please use the dock ladder to enter the water. We encourage you to wear life vests while boating.  Several vests in adult and children’s sizes are available in the cabinet at the front entrance. Please be aware that you are using the pond at your own risk.  Do not use the hot tub if you are drunk or high.

 

Parking

Please park on the gravel driveway on the house-side or street-side of the barn.  Please do not park on the grass.

 

Hot Tub

  • Be sure to remove the 4 clips on the front and back of the hot tub before lifting the cover.  Carefully remove the cover by sliding it back and “straddling” it over the bar attached to the tub.
  • You can find towels for the hot tub in the cabinet in the front entrance. Please wash, dry and return them to the cabinet after use.
  • DO NOT use the hot tub if you have ANY moisturizer or suntan lotion on your skin. Please shower first. There is a $200 charge to drain and refill the tub due to contamination of the water.
  • Do not operate the hot tub when the water level is below the top jets. After each use, PLEASE TOP OFF THE WATER to the top of the jets using the hose, and add one scoop of Fresh & Clear (you will find it in the box inside the screened-in porch). Following these instructions will ensure that the tub stays clean throughout your stay. 
  • COVER THE HOT TUB at all times when not in use. This helps to retain the temperature and stops leaves, debris and animals from entering the tub.
  • Glass is NOT allowed in the hot tub. Plastic tumblers are available for this use.
  • Guests under the age of 18 are not allowed in the hot tub without adult supervision. Pregnant women and people with heart conditions are required to ask their physician before using the hot tub. Do not use the hot tub if you are drunk or high. You assume all risk and liability for the safety of those using the hot tub.

Early Bird Cookery works with our local farms to bring the highest quality foods to your table. They offer a wide variety of options for every meal — gluten-free and plant-based options are always available, as are locally-sourced proteins. Whatever your crew needs, they’ve got you covered. Items can be ordered for pickup or delivery. All items arrive in recyclable paper or metal boxes & bowls. All you need to do is remove the lid & enjoy! Beverage service & paper goods are also available.

Shamantic sessions involve healing a person from past traumas, removing what doesn’t belong in them and returning what has been lost. Cynthia is a well-known shamanic practitioner and healer since the mid 1990s. She offers shamanic healing which would include: Soul Retrievals, Power Retrievals, Extraction/Intrusion, and Psychopomp. She is also be available to lead a drumming circle and Fire Ceremony.

ABOUT CYNTHIA: Cynthia is a graduate of the Foundation for Shamanic Studies and has worked with Celtic shamans as well as with Sandra Ingerman, an honored international Shamanic Teacher whose website lists Cynthia as an authorized practitioner and teacher.

Beginning summer 2025, the newly renovated barn and property at French Woods Farmhouse is available for special events, including  corporate meetings, bachelor and bachelorette parties, bridal/baby showers, as well as pre and post wedding parties for couples getting married at Handsome Hollow, Mountain Meadows, or Seminary Hill Cidery and more!

The Barn at French Woods Farmhouse

A Special Note for Wedding Guests

French Woods farmhouse is very convenient for families and friends attending weddings at Handsome Hollow (7 miles 12 minutes) , Mountain Meadows (7 miles, 8 minutes), and Seminary Hill Cidery (17 miles, 21 minutes). Because of this, we have become the preferred place for parents of the bride and/or groom to stay during wedding weekends!

  • If you are attending a wedding, let us know so we can ensure that the clothes steamer is readily available for you to look your best.There is a large mirror in the upstairs hallway for last minute checks.
  • Venues often pick up guests who are staying nearby.  If you are traveling by bus or trolly, please confirm with the driver that he/she should enter the property from NY-97, not Baudendistel Road, as some GPS systems suggest. Baudendistel is no longer a passable road and we have had vans and busses stuck in the mud requiring a tow truck to get everyone to the wedding.
  • If you require late check out, please arrange for this ahead of time as our cleaning crew is scheduled to arrive shortly after 11 AM on departure day.
  • The new French Woods Barn space is a great place to have a pre or after wedding party. If you would like to host an event, please let us know so the proper arrangements can be made. We can help you with rentals, catering and staffing for events up to 50 people. Due to insurance regulations, only people listed on the lease are allowed on the property unless you have a pre-approved event with a separate rental agreement and insurance rider.

If this is your first visit we believe these are the “Must Do’s” in the area…at least these are our favorites!

TASTE  Visit Rock Valley Spirits on Saturday between 2-7PM.  Its just 10 minutes away and you’ll love meeting our good friends, Jim & Terry Milk.  Tell them you’re coming from French Woods Farmhouse and enjoy a free tour of the distillery and tasting of all of their spirits.  Learn how your favorite spirits are made with hand-picked botanicals, fruit and local ingredients.  They also sell craft cocktails and bottles to take home. If you miss the distillery hours, you can find them at the local farmer’s markets.

FLOAT  Grab an inner tube and float! Our private pond is a lovely way to spend your day, whether you’re floating, swimming or just sitting on the dock listening to the waterfall. Head to OARs of Hancock for a float down the Delaware. OARs will provide tubes, kayaks or paddleboards and transport you to a launch point so you can float back to OARs (and your car) at your leisure. 

HIKE

Drive to the trailhead of the Bouchoux trail in Lordville and hike to Jensen’s Ledges to see the waterfall from above. It’s a somewhat challenging walk so be sure to wear the right shoes and bring some water.  Afterwards, stop by the Equinunk Country store for lunch or snacks.

VISIT

the sculpture garden  A little-known gem from the world-renowned sculptor, Forrrest Myers.  Take a walk around the Wild Turkey sculpture garden just over the bridge to PA from Callicoon.  Forrest and his wife have graciously opened their property to the community for FREE.  Walk around the grounds and then head into Callicoon for drinks, shopping or dinner at The Black Walnut.   

BASK  like a poached egg in the French Woods farmhouse hot tub. Then make a fire and relax on the back patio or at the fire pit or have cocktails on the dock.

GET UP CLOSE & PERSONAL WITH AN ALPACA

Visit Buck Brook Alpacas in Roscoe for a private tour. It’s an instagram-worthy trip with alpacas and other farm animals, you won’t want to miss.  Check out the store for everything alpaca, and then head into downtown Roscoe for lunch at the Spotted Cow or snacks and drinks at Do Good Spirits.

MAKE IT A SPA DAY

Relax with an in-home massage from Cynthia Crisp, outdoor (or barn) yoga with the Chi Hive or a meditation session with Kyle from New Breath. There’s something extra special about these fab wellness practicioners coming to you!

Visit the Callicoon Farmer’s Market on Sunday from 11AM-2PM for fantastic, locally-made cheese, produce, meat, bread, wine, beer, maple syrup, honey and more.

GET YOUR WOODSTOCK ON

Take a trip back to the 1969 Summer of Love by visiting the Woodstock Museum and an outdoor concert at Bethel Woods Center for the Arts.

EAT LIKE A LOCAL

Head to the Long Eddy Saloon on Fridays in the summertime from 4-7 for a picnic style barbecue with the locals. Or make a reservation for Tuesday Pasta Night all year round.  Super good and a great value! Or head to the Salsa Shack for burritos and live music or the Cochecton Pump House for food truck fare while listening to live music.

Farmers Markets

Shop the local farmers’ markets for homemade, jams, maple syrup, handmade soaps, spirits, beer, crafts, cheese, meats, prepared food and produce.
Most towns have a farmers’ market during the summer, however the Callicoon market operates year-round. Below is a list of what we consider to be the best ones. Check the websites before you venture out to confirm hours and locations.

Craft Beverage Tour

In our quest to try them all, we have visited many  (but not all) of the breweries, cideries and distilleries in the area.  (see the extensive list here) Elect a designated driver or ask us about Upstate D-Tours, a local company that hosts distillery and brewery tours.
 
Our favorites:
  • Rock Valley Spirits in Long Eddy is truly a special place. If you are looking for true craft distilling, this is probably the best example you will find. This single malt whiskey and barrel-aged gin are amazing. They can be found at farmers markets but the distillery is only open Saturdays from 3-6 during the summer and by appointment. Call them for tour and tasting.
  • Upward Brewing in Livingston Manor wins hands down for best beer and a great vibe. You’ll probably want to hang here for a while. The inviting tasting room includes comfy chairs and a large fire place. Outside there is a beautiful firepit and outdoor space. They offer snacks as well as use of show shoes and cross country skis for hiking the property (which definitely earned its name “upward”).
  • Seminary Hill Cidery is located in Callicoon. It is a cidery, restaurant, tasting room and wedding venue. Order the tasting flight of ciders and you’ll be surprised how different they are. You’ll want to stay for dinner and enjoy the awe-inspiring scenery of the orchard and landscape.
  • Do Good Spirits in Roscoe makes delicious Bootlegger Bourbon and Beaverkill Bourbon Cream.  Most important is the fact that their profits help families of fallen soldiers, so you are drinking for a good cause!

Unless arranged previously, you must leave by 11AM on checkout day as our cleaning crew will arrive shortly after to prepare for the next guests!
Before you leave, we ask that you:
  1. Remove all perishable foods from the refrigerator and freezer.
  2. Strip beds and leave used sheets and towels in the laundry room.
  3. Please close and lock all windows and doors.
  4. Top off the hot tub and secure the cover.
    If you turned up the heat in the tub, please set the temperature back to 85 degrees F.
  5. Bag and remove all trash from the home. Put trash in the brown bear-proof can.
    Unfortunately we do not have currently have recycling pick up. (you are welcome to
    bag it and take it home if you wish)
  6. Return floating devices to the porch and place life vests in the cabinet in the entryway.
  7. Start the dishwasher if there are dirty dishes inside.
